Samotnou nemovitost si pojistit mus\u00edte, ale je na v\u00e1s, zda se pojist\u00edte tak\u00e9 pro p\u0159\u00edpad, \u017ee hypot\u00e9ku nebudete moci spl\u00e1cet. Pak m\u00e1te n\u011bkolik mo\u017enost\u00ed \u2013 pom\u016f\u017eeme v\u00e1m se v nich zorientovat.<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Na za\u010d\u00e1tek p\u00e1r \u010d\u00edsel. Hypot\u00e9ku m\u00e1 16 % \u010cech\u016f a \u010ce\u0161ek. Dal\u0161\u00edch 13 % ji podle <\/span><a href=\"https:\/\/cbaonline.cz\/cesi-a-financovani-bydleni\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">pr\u016fzkumu \u010cesk\u00e9 bankovn\u00ed asociace<\/span><\/a><span style=\"font-weight: 400;\"> z b\u0159ezna 2021 zva\u017euje. Pr\u016fm\u011brn\u00e1 hypot\u00e9ka je na dva miliony korun a na spl\u00e1tku padne a\u017e 20 % m\u011bs\u00ed\u010dn\u00edho p\u0159\u00edjmu.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Pat\u0159\u00edte do skupiny, kter\u00e1 o hypot\u00e9ce uva\u017euje? Asi jste u\u017e n\u011bkdy p\u0159em\u00fd\u0161leli o tom, co by se stalo, kdybyste o p\u0159\u00edjmy p\u0159i\u0161li. No, i pr\u00e1v\u011b proto existuje poji\u0161t\u011bn\u00ed. Rozhodn\u011b v\u00e1m doporu\u010dujeme poji\u0161t\u011bn\u00ed hypot\u00e9ky nebrat na lehkou v\u00e1hu. Hypot\u00e9ka je z\u00e1vazek na cel\u00fd \u017eivot a takov\u00fd z\u00e1vazek je dobr\u00e9 m\u00edt kryt\u00fd. Ale jak? Poj\u010fme se na jednotliv\u00e9 druhy poji\u0161t\u011bn\u00ed pod\u00edvat postupn\u011b a zbl\u00edzka.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Existuj\u00ed t\u0159i typy poji\u0161t\u011bn\u00ed spojen\u00e9 s hypot\u00e9kou:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">poji\u0161t\u011bn\u00ed nemovitosti<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">poji\u0161t\u011bn\u00ed schopnosti spl\u00e1cet hypot\u00e9ku (\u00fav\u011br)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">\u017eivotn\u00ed poji\u0161t\u011bn\u00ed<\/span><\/li>\n<\/ul>\n<hr \/>\n<p><em>V\u00edte, \u017ee v Mutumutu m\u00e1me speci\u00e1ln\u00ed poji\u0161t\u011bn\u00ed k hypot\u00e9ce? Banka jeho prost\u0159ednictv\u00edm chr\u00e1n\u00ed hlavn\u011b svou investici \u2013 kdyby se s nemovitost\u00ed n\u011bco stalo a vy jste z\u00e1rove\u0148 p\u0159estali spl\u00e1cet, nem\u011bla by v\u00e1m co zabavit. <a href=\"https:\/\/www.kalkulator.cz\/pojisteni-nemovitosti\">Poji\u0161t\u011bn\u00ed nemovitosti<\/a> proto mus\u00edte m\u00edt po celou dobu, kdy spl\u00e1c\u00edte. Jinak v\u00e1m od banky hroz\u00ed sankce. M\u016f\u017eete ho v\u0161ak v pr\u016fb\u011bhu let m\u011bnit nebo ho p\u0159esunout do jin\u00e9 poji\u0161\u0165ovny.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Pen\u00edze z tohoto poji\u0161t\u011bn\u00ed jsou zastaveny ve prosp\u011bch banky. To znamen\u00e1, \u017ee kdy\u017e dojde na pojistnou ud\u00e1lost, p\u0159i kter\u00e9 je \u0161koda n\u00edzk\u00e1, vyplat\u00ed poji\u0161\u0165ovna pen\u00edze v\u00e1m. Ale kdy\u017e je \u0161koda vysok\u00e1 (nap\u0159\u00edklad po torn\u00e1du), poji\u0161\u0165ovna nejd\u0159\u00edv ov\u011b\u0159\u00ed u banky, jestli m\u00e1 vyplatit pen\u00edze j\u00ed, nebo p\u0159\u00edmo v\u00e1m. Kdy\u017e je vyplat\u00ed bance, vy je hned tak neuvid\u00edte. Jedn\u00e1 se o kolektivn\u00ed poji\u0161t\u011bn\u00ed, kter\u00e9 m\u00e1 banka sjednan\u00e9 s poji\u0161\u0165ovnou pro v\u0161echny sv\u00e9 klienty. \u010casto je o n\u011bm \u0159e\u010d pr\u00e1v\u011b v souvislosti se spl\u00e1cen\u00edm hypot\u00e9ky.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nen\u00ed povinn\u00e9, ale banka v\u00e1m ho p\u0159i sjedn\u00e1v\u00e1n\u00ed hypot\u00e9ky ur\u010dit\u011b nab\u00eddne. Banka je tu v roli zprost\u0159edkovatele, tedy nab\u00edz\u00ed jen produkty poji\u0161\u0165oven, se kter\u00fdmi spolupracuje. P\u0159i jeho sjedn\u00e1n\u00ed v\u00e1m nejsp\u00ed\u0161 nab\u00eddne ni\u017e\u0161\u00ed \u00farok na hypot\u00e9ku. Je ale jen na v\u00e1s, jestli si hypot\u00e9ku takto pojist\u00edte.<\/span><\/p>\n<h1>V\u00fdhody<\/h1>\n<p><span style=\"font-weight: 400;\">Toto<\/span> <span style=\"font-weight: 400;\">poji\u0161t\u011bn\u00ed (hypote\u010dn\u00edho) \u00fav\u011bru, kter\u00e9 poskytuje banka, zpravidla b\u00fdv\u00e1 <\/span><b>levn\u011bj\u0161\u00ed ne\u017e <a href=\"https:\/\/mutumutu.cz\/\">\u017eivotn\u00ed poji\u0161t\u011bn\u00ed<\/a><\/b><span style=\"font-weight: 400;\"> a <\/span><b>dostane ho skoro ka\u017ed\u00fd klient.<\/b><span style=\"font-weight: 400;\"> P\u0159i sjedn\u00e1n\u00ed m\u00e1 toti\u017e stejn\u00e9 podm\u00ednky pro ka\u017ed\u00e9ho, kdo hypote\u010dn\u00ed \u00fav\u011br dostal. Nikdo nebude zkoumat v\u00e1\u0161 zdravotn\u00ed stav ani povol\u00e1n\u00ed \u2013 proto se m\u016f\u017ee hodit nap\u0159\u00edklad rizikov\u00fdm pracovn\u00edk\u016fm, jako jsou hasi\u010di, je\u0159\u00e1bn\u00edci nebo elektrik\u00e1\u0159i. Na \u017eivotn\u00ed poji\u0161t\u011bn\u00ed by mo\u017en\u00e1 dos\u00e1hli tak\u00e9, ale kv\u016fli rizikov\u00e9mu povol\u00e1n\u00ed by za n\u011bj platili v\u00edc.<\/span><\/p>\n<p><b>U\u0161et\u0159\u00edte si pr\u00e1ci s pap\u00edrov\u00e1n\u00edm<\/b><span style=\"font-weight: 400;\"> a vypl\u0148ov\u00e1n\u00edm dotazn\u00edku. Bude v\u00e1m sta\u010dit prohl\u00e1\u0161en\u00ed, \u017ee nejste v pracovn\u00ed neschopnosti nebo v invalidn\u00edm d\u016fchodu. Nebudete si ani sjedn\u00e1vat pojistnou smlouvu. Jen odsouhlas\u00edte, \u017ee budete poji\u0161t\u011bni v r\u00e1mci kolektivn\u00ed smlouvy, kterou m\u00e1 banka uzav\u0159enou s poji\u0161\u0165ovnou.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Na rozd\u00edl od \u017eivotka toto poji\u0161t\u011bn\u00ed <\/span><b>m\u016f\u017ee<\/b> <b>zahrnovat i p\u0159\u00edpad, \u017ee p\u0159ijdete o pr\u00e1ci<\/b><span style=\"font-weight: 400;\">. A jak u\u017e jsme zm\u00ednili: benefitem je i to, \u017ee v\u00e1m <\/span><b>zlevn\u00ed \u00farokovou sazbu na hypot\u00e9ce<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h1>Nev\u00fdhody<\/h1>\n<p><span style=\"font-weight: 400;\">Sice kryje i p\u0159\u00edpady ztr\u00e1ty zam\u011bstn\u00e1n\u00ed, na druhou stranu <\/span><b>nekryje v\u00e1s, ale jen va\u0161i hypot\u00e9ku<\/b><span style=\"font-weight: 400;\">. Bu\u010f ve form\u011b spl\u00e1tek, nebo nesplacen\u00e9 jistiny. Jen\u017ee kdy\u017e v\u00e1m vypadnou p\u0159\u00edjmy, po\u0159\u00e1d v\u00e1m z\u016fstanou dal\u0161\u00ed z\u00e1vazky a m\u011bs\u00ed\u010dn\u00ed poplatky. Jak se vypo\u0159\u00e1d\u00e1te s nezaplacenou elekt\u0159inou, to u\u017e banku nezaj\u00edm\u00e1. Toto poji\u0161t\u011bn\u00ed tak\u00e9 obvykle <\/span><b>kryje jen p\u0159\u00edjmy jednoho ze \u017eadatel\u016f o hypot\u00e9ku<\/b><span style=\"font-weight: 400;\">, tak\u017ee pokud by nap\u0159\u00edklad v\u00e1\u0161 partner nebo partnerka onemocn\u011bli a jejich polovina p\u0159\u00edjmu v\u00e1m chyb\u011bla v rozpo\u010dtu, budete m\u00edt sm\u016flu.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Obecn\u011b si v p\u0159\u00edpad\u011b tohoto poji\u0161t\u011bn\u00ed <\/span><b>nem\u016f\u017eete moc vyb\u00edrat<\/b><span style=\"font-weight: 400;\">. Dostanete \u201ebal\u00ed\u010dek\u201c, ve kter\u00e9m budou p\u0159esn\u011b dan\u00e1 rizika a pojistn\u00e9 \u010d\u00e1stky. Pr\u00e1v\u011b rizika b\u00fdvaj\u00ed dost osekan\u00e1, nap\u0159\u00edklad invalidita je \u010dasto kryt\u00e1 jen v p\u0159\u00edpad\u011b III. stupn\u011b.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">U vysok\u00fdch hypot\u00e9k se m\u016f\u017ee tak\u00e9 st\u00e1t, \u017ee v\u00e1m toto poji\u0161t\u011bn\u00ed <\/span><b>nebude kr\u00fdt celou jistinu<\/b><span style=\"font-weight: 400;\">, ale jen jej\u00ed \u010d\u00e1st. A u v\u0161ech plat\u00ed, \u017ee ve chv\u00edli, kdy hypot\u00e9ku splat\u00edte, se poji\u0161t\u011bn\u00ed ukon\u010d\u00ed. Posledn\u00ed nev\u00fdhodou je to, \u017ee pln\u011bn\u00ed m\u016f\u017ee (ale nemus\u00ed) b\u00fdt zastaveno ve prosp\u011bch banky. Pokud v\u00e1m produkt, kter\u00fd v\u00e1m nab\u00edz\u00ed, vyhovuje, jd\u011bte do toho. Ale nezapome\u0148te, \u017ee \u017eivotn\u00ed poji\u0161t\u011bn\u00ed si m\u016f\u017eete sjednat i jinde po vlastn\u00ed ose. M\u016f\u017ee to b\u00fdt nakonec v\u00fdhodn\u011bj\u0161\u00ed. \u017divotko v\u00e1m bude slou\u017eit jako poji\u0161t\u011bn\u00ed hypot\u00e9ky \u2013 ale nejen to.<\/span><\/p>\n<h1>V\u00fdhody<\/h1>\n<p><span style=\"font-weight: 400;\">V p\u0159\u00edpad\u011b \u017eivotn\u00edho poji\u0161t\u011bn\u00ed si <\/span><b>m\u016f\u017eete sami zvolit pojistn\u00e9 \u010d\u00e1stky a rizika<\/b><span style=\"font-weight: 400;\">, nap\u0159\u00edklad se pojistit <\/span><a href=\"https:\/\/blog.new.prod.mutu.creativedock.cloud\/blog\/2020\/11\/23\/pojisteni-pracovni-neschopnosti\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">pro p\u0159\u00edpad pracovn\u00ed neschopnosti<\/span><\/a><span style=\"font-weight: 400;\"> nebo r\u016fzn\u00fdch stup\u0148\u016f <a href=\"https:\/\/mutumutu.cz\/pojisteni-invalidity\">invalidity<\/a>. M\u016f\u017eete se pojistit sami nebo i s partnerem \u010di partnerkou. A pokud by se \u010dasem va\u0161e rodinn\u00e1 situace zm\u011bnila, <\/span><b>d\u00e1 se zm\u011bnit i poji\u0161t\u011bn\u00ed<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Velkou v\u00fdhodou je, \u017ee <\/span><b>nepokryje jen spl\u00e1cen\u00ed, ale i dal\u0161\u00ed v\u00fddaje<\/b><span style=\"font-weight: 400;\"> va\u0161\u00ed dom\u00e1cnosti. A pokud by se n\u011bco stalo, <\/span><b>dostanete zpravidla pen\u00edze na \u00fa\u010det<\/b><span style=\"font-weight: 400;\"> vy, ne banka. P\u0159i kombinaci konstantn\u00ed a klesaj\u00edc\u00ed \u010d\u00e1stky bude va\u0161e poji\u0161t\u011bn\u00ed je\u0161t\u011b levn\u011bj\u0161\u00ed. V n\u011bkter\u00fdch p\u0159\u00edpadech v\u00e1s dokonce nepojist\u00ed v\u016fbec.\u00a0<\/span><\/p>\n<h2>Rozhodnut\u00ed je na v\u00e1s<\/h2>\n<p><span style=\"font-weight: 400;\">Pro ka\u017ed\u00e9ho \u010dlov\u011bka a pro ka\u017edou situaci m\u016f\u017ee b\u00fdt v\u00fdhodn\u011bj\u0161\u00ed jin\u00e9 poji\u0161t\u011bn\u00ed.
